<p>The Nikolaikirche houses culturally significant exhibits that require a carefully controlled indoor climate. To protect these artifacts, the humidity level must stay above 50%, and the temperature needs to remain stable between 16°C and 18°C.</p>



<p>But when experts from <a href="https://www.bim-berlin.de/karriere/warum-die-bim" target="_blank" rel="noreferrer noopener">BIM Berliner Immobilienmanagement GmbH</a> and the <a href="https://www.stadtmuseum.de/" target="_blank" rel="noreferrer noopener">Stadtmuseum Berlin Foundation</a> started tracking conditions inside the church, they found they weren't optimal. The temperature was often too high, the air was too dry, and both were taking a toll on the artifacts – not to mention driving up energy costs.</p>



<h3 class="wp-block-heading" id="h-installation">Installation</h3>



<ul class="wp-block-list">
<li>The first step was adjusting the indoor temperature to the recommended range. This simple measure already helped increase humidity levels on average.</li>



<li>Next, we'll assess whether the existing humidity sensors inside St. Nicholas Church can be used to regulate humidity levels actively. This would help preserve the exhibits while also making the building more energy-efficient.</li>
</ul>



<p>In addition to better preservation through increased humidity, the building also operates more energy efficiently.</p>

<p>The <a href="https://www.seedvault.no/" target="_blank" rel="noreferrer noopener">Svalbard Global Seed Vault</a>, established in 2008, serves as a secure backup for the world's crop diversity, currently housing over one million seed samples. The vault is designed as a fail-safe storage facility and provides long-term seed preservation under highly controlled environmental conditions.</p>



<h2 class="wp-block-heading" id="h-monitoring-the-earth-s-backup">Monitoring the Earth's backup</h2>



<p>It all began when <a href="https://www.ptg.no/en/" target="_blank" rel="noreferrer noopener">PTG – Perfect Temperature Group</a>, a Kiona-certified partner, won the contract to supply the refrigeration plant for the total contractor Hæhre. They wanted us at Kiona to supply them with one of our SCADA solutions.</p>



<p>While PTG supplied the cooling equipment, we at Kiona were, and still are, responsible for monitoring the technical equipment, such as the dehumidification system and CO₂ machine. <a href="https://kiona.com/products/iwmac">IWMAC, our most comprehensive SCADA system</a>, ensures stable humidity levels and precise temperature control.</p>



<p>The system also tracks energy consumption to optimize efficiency, reduce load peaks, and maintain correct temperatures throughout the vault –<strong> </strong>from the entrance to the highly secured seed storage chambers.</p>





<h2 class="wp-block-heading" id="h-remote-control-for-full-oversight">Remote control for full oversight</h2>



<p>With detailed system visualizations, PTG can continuously monitor all technical processes and ensure everything is functioning as it should. But monitoring alone isn't enough; adjustments must be possible when needed.</p>



<p>IWMAC allows service partners to remotely adjust and optimize the system from anywhere in the world, meaning they don't need to travel to Svalbard to make changes.</p>



<h2 class="wp-block-heading" id="h-maintaining-the-perfect-storage-conditions">Maintaining the perfect storage conditions</h2>



<p>The vault is blasted into the rock base of Platåfjellet, about a mile from Longyearbyen Airport. Situated in permafrost, it naturally maintains a temperature of 3 – 4°C below zero.</p>



<p>This location was chosen for its stability. However, predictability is just as important as fail-safes. <strong>The vault's strict climate requirements demand a steady -18°C, no more, no less.</strong> IWMAC makes it possible to both achieve, secure and document that precise temperature.</p>

Case Studies

<p>Historic and protected buildings are often an untapped, sustainable resource. These buildings also need upgrades while respecting their protected status.</p>



<p>Lillestrøm church council has worked with us at Kiona and <a href="https://bsteknikk.no/">BS Teknikk</a>, one of our Certified Partners, to improve the operation and management of Skedsmo Church and chapel.</p>



<h2 class="wp-block-heading" id="h-sustainable-upgrades-for-protected-and-historic-buildings">Sustainable upgrades for protected and historic buildings</h2>



<p>Skedsmo Church is located in Lillestrøm municipality in Norway. It was built in the late 1100s, but only the walls of the nave have been fully preserved from the original structure. The church underwent major renovations between 1858 and 1864, keeping the oldest parts intact. It is classified as automatically protected due to its age (pre-1650).</p>



<p>In 2020, the process of upgrading the 1,340 m² church and chapel began. With 1.4-meter-thick walls and protected building elements, <strong>wireless sensors were the ideal solution</strong>. A wireless system avoids invasive cabling and construction work while also being quick to install.</p>



<h2 class="wp-block-heading" id="h-installation">Installation</h2>



<p>Skedsmo Church has received a new heating system, <a href="https://kiona.com/products/iwmac/smart-functions">Smart Functions</a> for better indoor climate control, and the <a href="https://kiona.com/products/iwmac">IWMAC system</a>. This was achieved through new automation, field components, and a new SCADA system via BACnet IP.</p>



<p>An <a href="https://kiona.com/story/blog/iwmac-outlook-integration">Outlook calendar integration</a> has also been implemented, allowing settings for 10 different heating zones in the church. For events like baptisms, funerals, or weddings, the technical systems adjust based on the selected mode. The church automatically switches to 'booked' mode and regulates according to the set points.</p>



<p>Additionally, the IWMAC system is equipped with Smart Functions like <a href="https://kiona.com/products/iwmac/smart-functions/forecast-based-control">Forecast-based control</a> and <a href="https://kiona.com/products/iwmac/smart-functions/smart-guard">Smart Guard</a>. The Forecast Control uses a Yr.no integration to reach the desired temperature at the right time. Smart Guard manages energy consumption and reduces peak loads by analyzing a wide range of operational data. Using logic, it adjusts temperatures, starts and stops equipment, and gradually smooths out power curves.</p>



<h2 class="wp-block-heading" id="h-reducing-energy-consumption">Reducing energy consumption</h2>



<p>The energy consumption has decreased by <strong>58,350 kWh</strong> compared to pre-renovation levels. This means the church went from an average consumption of 210,000 kWh to 151,650 kWh – <strong>a 28% reduction</strong>.</p>

<h2 class="wp-block-heading" id="h-project-overview">Project overview</h2>



<p><a href="https://www.karlatornet.com/" target="_blank" rel="noreferrer noopener">Karlatornet</a> features an HVAC system with zoned control, ensuring energy-efficient heating and cooling. A district heating and cooling system is integrated to reduce the carbon footprint.&nbsp;&nbsp;</p>



<p>The control of the HVAC system is managed through <a href="https://kiona.com/products/web-port">our SCADA system Web Port</a>. Web Port enables real-time monitoring, connection of technical systems and products, and continuous analysis of energy use, troubleshooting and optimization. The system collects data from sensors that track temperature, air quality, and energy consumption throughout the building.</p>



<h2 class="wp-block-heading" id="h-smart-and-efficient-climate-control">Smart and efficient climate control</h2>



<p>The system can automatically adjust ventilation flows, heat pumps, and chillers to ensure optimal climate conditions with minimal energy consumption.</p>



<p>Thanks to a centralized control panel and cloud service, building operators have even greater flexibility. Whether on-site or remote, they can monitor and manage the system, ensuring quick reactions to problems and improving overall reliability.</p>



<p>Web Port is also designed to grow with future needs. It supports integration with third-party systems, products, or platforms, providing a scalable solution as new technologies or requirements emerge.</p>

<p><strong>As a cooperative housing association, Lersøgaard cannot take energy optimization or indoor climate lightly. That's why they've partnered with us at Kiona to strengthen their sustainable operations and identify problem areas in their buildings, located in the vibrant heart of Copenhagen.</strong></p>



<p>Our journey with <a href="https://www.abl1926.dk/" target="_blank" rel="noreferrer noopener">Lersøgaard</a> began in 2017 as part of a collaborative project with Hofor, Copenhagen's central heating company. The primary focus was on load control – managing the buildings' energy consumption, especially in areas that suffered from poor cooling on their central heating systems. While the original project achieved its goals, the savings achieved with <a href="https://kiona.com/products/edge">Edge, our energy optimization system</a>, convinced Lersøgaard to continue using the solution after the project ended.&nbsp;</p>



<p>During this period, Edge proved its capabilities by significantly improving the cooling, and showed itself as a tangible tool for the managing staff to identify problem areas and inefficiencies.</p>



<h2 class="wp-block-heading" id="h-digitalization-and-rollout">Digitalization and rollout</h2>



<p>The collaboration involved integrating Edge in Lersøgaard's buildings, consisting of two separate heating systems with a total area of 24,120 square meters spread over 335 apartments.</p>



<p>The installation included connecting the buildings to our cloud service, sensors on pipes to measure flow and return temperatures in the heating center and wireless room sensors in selected apartments. These components were integrated with existing meters and controls to form a single system.</p>





<p>Today, the fixed measuring points in the buildings provide data to Kiona every 15 minutes, control the heating system and indoor climate, and monitor new measuring points for domestic hot water and water circulation. <strong>This ensures that all aspects of the building's energy usage are monitored and that our AI optimizes the heating in real-time.</strong></p>





<h2 class="wp-block-heading" id="h-future-outlook">Future outlook</h2>



<p>Looking ahead, the partnership continues. The longer the buildings remain integrated with Edge, the greater the cumulative savings in energy and cost will be. Continuous monitoring and optimization will drive further improvements in energy efficiency and reductions in the carbon footprint.</p>



<p>Moreover, the data collected and analyzed by Edge will provide valuable insights for future projects, enabling Lersøgaard to make informed decisions about their energy management strategies.</p>



<p>The trust and close relationship established between our energy team and Lersøgaard's property managers emphasizes the importance of common goals and collaboration to achieve value and sustainability in responsible building management and building operations.</p>

<p>The project was implemented at Georg Klingenberg Schule in Brandenburg an der Havel, Germany, a school building with a total area of 3,878 square meters. The objective was to see how <a href="https://kiona.com/products/edge" target="_blank" rel="noreferrer noopener">Edge, our self-learning AI</a>, could be leveraged for their daily business and improve operational efficiency.</p>



<p>When overseeing large building portfolios, identifying areas of inefficiency can be a complex task. Real-time monitoring for proactive maintenance is crucial in staying ahead of the game. VINCI sought a solution that would address these challenges while minimizing disruptions to ongoing operations. </p>



<p>They specifically selected Edge for its cost-effectiveness and seamless integration with existing systems.</p>



<h2 class="wp-block-heading" id="h-rapid-digitalization-and-rollout">Rapid digitalization and rollout</h2>



<p>The system's simple installation process and scalability allowed for seamless integration with the school's infrastructure <strong>without disrupting daily operations</strong>.</p>



<p>With the installation of "the Edge Hub", pipe packages, and room sensors, the existing wMbus energy meter and controllers were integrated into the system, providing a holistic view of energy consumption.</p>



<p>One of the key advantages of the solution is its ability to integrate various meters. By integrating a smart energy meter from the energy supplier, VINCI gained access to a comprehensive load profile of energy consumption. The transparency and real-time status updates provided allowed for ongoing monitoring and evaluation.</p>



<p>The fast and easy installation process contributed to the project's scalability, with the entire system <strong>up and running within a day</strong>.</p>





<h2 class="wp-block-heading" id="h-next-steps">Next steps</h2>



<p>Looking ahead, the next step for this project is to realize the evaluated power load reduction. This is expected to result in additional cost reductions of approximately €3,000 per year, further enhancing the project's financial viability.</p>



<p>The successful outcome of this pilot aligns with <a href="https://www.vinci-facilities.de/professionelle-gesamtloesung-fuer-immobilien/fm-valueboost/" target="_blank" rel="noreferrer noopener">VINCI's FM#ValueBoost</a>, which aims to deliver <a href="https://www.dgnb.de/de" target="_blank" rel="noreferrer noopener">German Sustainable Building Council (DGNB) certification standards</a>.</p>



<p>It also reinforces the value of AI-powered solutions in the realm of facility management. Edge is proven by <a href="https://www.ericsson.com/en/blog/2023/9/using-connectivity-and-ai-to-cut-heating-emissions-to-drive-net-zero-industries" target="_blank" rel="noreferrer noopener">Carbon Trusts ITU-T L.1480 Net Zero methodology</a> (measuring impact and indirect sustainability effect) <strong>to have a positive net second-order effect</strong> and continues to be a reliable tool for organizations striving to enhance sustainability.</p>

Gdańsk Science and Technology Park (GPNT)

The purpose of the modernization was to reduce heat consumption in the GPNT buildings, used for central heating, ventilation, and process heat while ensuring thermal comfort for users. Above all, we expected a reduction in heating costs, but an important aspect for us was also the reduction of greenhouse gas emissions and other substances harmful to health and the environment generated during heat production.

Compared to traditional thermal modernization projects that can take months, implementing an intelligent heat consumption management system can be completed in just a few days. In fact, the building can be equipped with the new system as soon as four weeks after signing the contract. This means that even starting from scratch, significant reductions in heat energy consumption can be achieved during the current heating season.

<p><strong>Gdansk Science and Technology Park is a vibrant business and technology center where dozens of companies have found a place to run their business.</strong></p>



<p>Although these are relatively new facilities (commissioned in 2011-2014), the owner of the complex saw the potential to reduce heating costs by installing an intelligent thermal management system.&nbsp;The tender for the design and installation of such a system was won by Kiona, offering our <a href="https://kiona.com/products/edge/">Edge-solution</a>.</p>



<h2 class="wp-block-heading" id="h-about-the-project">About the project</h2>



<p>The modernization project at <a href="https://gpnt.pl/en">Gdańsk Science and Technology Park</a> focused on two buildings, A and B, with a combined usable area of 25,300 m². These buildings have a heated area of 9,800 m² and 9,140 m².</p>



<p>The buildings were originally equipped with a traditional control, regulation, and heat management system based on the current outdoor temperature and the heating curve. The park uses heat from the municipal installation for central heating, ventilation, domestic hot water, and process heat.</p>



<p>As part of the modernization plan, the existing heating system that relied solely on measuring the outdoor temperature was scheduled to be upgraded. The new system takes into account various factors such as the forecast temperature, expected sunlight, precipitation, humidity, and wind speed. Additionally, it constantly monitors the internal temperature, the building's thermal performance, and the current ambient temperature. This allows for more precise control of the heat distribution.</p>



<h2 class="wp-block-heading" id="h-installation">Installation</h2>



<p>Another requirement for the new heating management system was that all its elements should be fully compatible with <strong>the existing control system</strong> at the substation. The goal was to avoid any changes to the substation's technological setup. In addition, the new system should also have the option to operate traditionally based on the current outdoor temperature if there is no weather forecast available.</p>



<p>The Edge system, based on IoT technology, is a solution for controlling, monitoring, and optimizing heat consumption, satisfying all the requirements of the park. Thanks to the "light" architecture, based on a wireless network (WM-Bus, Wireless Meter-Bus), the installation work lasted only two days and did not interfere with the day-to-day operations of the park itself or its tenants.</p>





<h2 class="wp-block-heading" id="h-achieving-energy-goals">Achieving energy goals</h2>



<p>The solution implemented at the Gdańsk Science and Technology Park consists of several basic elements: a device controlling the operation of the heating substation, a network of internal temperature and humidity sensors, a gateway that facilitates communication with cloud services, and the WM-Bus network, which connects all the network elements to the gateway.</p>



<p>To monitor the temperature on the supply and return pipes (which distribute heat from the municipal network to the buildings), two wireless, battery-powered contact sensors were installed.</p>



<ul>
<li>In buildings such as GPNTs buildings, heat consumption is usually reduced by about 10% after installing Edge.</li>



<li>This translates to a fast return on investment, with the savings covering the total cost of the system within just a few months, especially given today's energy prices.</li>
</ul>



<p>The best part is that these savings are almost immediate, so building owners and managers don't have to wait long to start seeing the benefits.</p>

<p><a href="https://www.victoriahem.se/" target="_blank" rel="noreferrer noopener">Victoriahem AB</a> (formerly Victoria Park AB) and Kiona have been working on energy and environmental optimization for a few years. Victoriahem's properties stretch through various locations in Sweden, where the collaboration has continuously delivered successful energy savings and reduced emissions of about 820 tonnes of CO<sub>2</sub>, year after year.</p>



<p>The collaboration started in 2018 and included most of Victoriahem's properties around Sweden, where Victoriahem has chosen to fully invest in <a href="https://kiona.com/da/produkter/edge/">Edge</a> as the central platform for environmental and energy optimization. The collaboration now covers approximately 28 000 apartments with 1 960 000  m<sup>2</sup> of lettable space, fully connected to Edge's cloud service for continuous optimization with associated IoT infrastructure.</p>



<p>They have increased net operating income and property value with Edge while reducing energy use and putting sustainability as a top priority. The system has also become a valuable tool for the operations organization, allowing them to stay on top of measures that increase tenants' satisfaction. By connecting their properties to the cloud, operations staff can remotely monitor and analyze their properties across the country, proving that an investment in digitalization is an investment for the future.&nbsp;</p>

We are convinced by the Kiona service: annual savings higher than the cost (including installation effort), a continuous overview of the boiler room, and remote control of the supply temperature (no on-site appointment necessary). Also, mold problems can be cleared up more easily.

<h2 class="wp-block-heading" id="h-good-for-the-indoor-climate-good-for-the-environment">Good for the indoor climate, good for the environment. </h2>



<p>Already in 2016, Eichmann Property Management GmbH <em>(Original: Eichmann Grundstücksverwaltung GmbH) </em>started testing our <a href="https://kiona.com/products/edge/">IoT and AI platform, Edge</a>, in two of their buildings in Berlin. </p>



<p>Apart from the pure cost saving, two additional positive aspects were highlighted at the start of the project. First was the benefit for the environment through reduced consumption. And second, the comfort of continuous monitoring of the boiler room. This means you can simplify the follow-up of existing system technology and detect errors earlier. A strategic investment to create a more well-rounded indoor climate.</p>



<p>Through effective and continuous follow-up with Edge, around 1800 EUR/year was saved in the two buildings. Several errors were discovered during the first 12 months. Flaws in both heating systems were found, which were gradually corrected. Overall, the optimization meant that the tenants would benefit from reduced heating costs. This also helps save the environment from unnecessary emissions.</p>



<p>In addition to reducing energy consumption, the constant overview of what was happening in the boiler room was an important reason for the landlord to invest. Based on the experience gained, the facility manager decided in 2017 to expand with 17 additional buildings connected to Edge.</p>

Tårnby Municipality

<p>Tårnby is a municipality of opportunity, close to the capital and the rest of the world. Creating sustainable development requires an active effort from everyone. It requires businesses, citizens, and every institution in the municipality to work efficiently.</p>



<p>They manage 236 buildings with a heated area of 231 000 m². The buildings vary from daycare centers, schools, sports facilities, libraries, and administration buildings.</p>



<h2 class="wp-block-heading" id="h-reaching-energy-targets">Reaching energy targets</h2>



<p>The cooperation between <a href="https://www.taarnby.dk/" target="_blank" rel="noreferrer noopener">Tårnby Municipality</a> and Kiona started with a dialogue with the municipalities' building management team. They needed a system to help them reach their saving targets and a solution to get a better overview of the buildings to identify poor performance and energy waste.<br>The functions in Edge matched the demands of the team, and with its easy installation, scalability, and fast roll-out, it was a natural choice.</p>



<p>Tårnby started integrating its largest buildings as the most significant saving potential can be found here (38 buildings / 180 000 m²). After achieving a reduction of 8.9% in heat consumption within the first 1.5 years, they also decided to include their smaller buildings.&nbsp;Today, they have our <a href="https://kiona.com/products/edge/">IoT platform and AI engine, Edge</a>, installed in 110 of their facilities.</p>



<p>The goal was to create a constant temperature in the buildings and lower the flow temperature, thereby reducing their heat consumption. An investment that would pay for itself.</p>



<h2 class="wp-block-heading" id="h-benefits-of-controlling-the-heat">Benefits of controlling the heat</h2>



<p>Sensors are installed on heating circuits and in the rooms so that the building management team can constantly monitor the heat - resulting in a comfortable indoor climate. Edge AI is used to understand the building's heating needs in combination with temperature, wind, sun, and rain.</p>



<p>By maintaining a constant temperature, you avoid overheating and save energy. This predictive capability is advantageous when the sun breaks out and starts heating your buildings or when there are large temperature fluctuations from day to night.</p>

<p>The project has provided greater insight into heat consumption. New data available has also improved the collaboration between technical service staff and the management team. And the system is even used to gain insight into what actions should be taken to improve the building to achieve further savings.</p>



<h2 class="wp-block-heading" id="h-creating-the-greenest-municipality"><strong>Creating the greenest municipality</strong></h2>



<p>The weather forecast management has contributed to reducing heat consumption by 8.9%, and there is still a decrease in consumption equivalent to saving 7.5 kWh / m² per year. Their target is to save 10%.&nbsp;</p>



<p>The success continues in the municipality's 74 smaller buildings, and the collaboration and effort continue to grow.&nbsp;</p>

<p>StudierendenWERK Berlin installed the <a href="https://kiona.com/products/edge/">Edge</a> system in its properties, and with it, sensors to monitor the flow and return temperature of the heating system.</p>



<p>StudierendenWERK&nbsp;is a state-run non-profit organization for&nbsp;student affairs&nbsp;in Germany. The&nbsp;StudierendenWERK Berlin is the&nbsp;student union&nbsp;responsible&nbsp;for 20&nbsp;universities&nbsp;and the&nbsp;<a href="https://en.wikipedia.org/wiki/Charit%C3%A9">Charité</a>&nbsp;in&nbsp;Berlin&nbsp;and looks after around 170 000&nbsp;students.</p>



<p>The organization is responsible for supporting all Berlin students' social, economic, and cultural interests. Including securing affordable housing.</p>



<p>The system continuously communicates the temperature profile of each heating circuit and the amount of energy used in the Edge portal. Within Edge, you can then see a visualization of the data. Kiona's energy expert constantly analyses the collected data, which helps ensure the heating system's functioning in the best possible way. </p>



<p>Compared to conventional work schemes, requiring janitors to make regular visual inspections of the heating equipment, this method creates an almost real-time chain of reporting on any functional variations of the heating system.</p>



<p>The energy management system Edge automatically uses weather forecasts for all connected buildings. This has resulted in annual energy savings of around 11,8% – important numbers to continue offering affordable housing in the future.</p>

<h2 id="h-saving-thermal-energy-in-historic-buildings">Saving thermal energy in historic buildings</h2>



<p>Polskie Koleje Państwowe S.A. (Polish State Railways) is one of Poland's largest real estate owners.&nbsp;Their buildings and structures mainly perform functions related to the transport and service of travelers (railway stations) and commercial real estate.</p>



<p>As many as 200 railway stations have been modernized in recent years, but over 3&nbsp;000 beautiful, old buildings remain. These are declared worthy of protection. </p>



<p>The headquarter of the Polish State Railways also belongs to this category.<br>Due to its historical character and conservator's supervision, the building cannot be thermo-modernized, which results in a big challenge related to energy costs and maintaining thermal comfort.</p>



<p>The headquarter consist of an area of 16&nbsp;000 m², located in the city center, in the historical building of the former Railway Directorate of Gdańsk.</p>



<p>For the past 3 years, <a href="https://kiona.com/products/edge/">Edge's cloud service</a> has helped with this task. Considering future external and internal conditions like temperature, humidity, solar energy, wind strength, and direction, Edge can be used to estimate the exact amount of energy required to maintain the desired temperature. The whole process is analyzed and optimized continuously by artificial intelligence algorithms adjusting the controller of the thermal center.</p>



<p>Installation is fast and straightforward. The whole process takes a few hours. The devices communicate by radio, based on wireless M-BUS protocol, and the batteries last up to 10 years.</p>

<p>Every year, we present the Sustainable City Award to customers who have achieved outstanding savings. This requires active and planned management and a thorough commitment to meeting energy targets.</p>



<p>For Berlinovo, the path to efficient and environmentally friendly buildings has been a long-term focus. In addition to the optimization by <a href="https://kiona.com/products/edge/">Edge</a>, Berlinovo regularly works with the energy data to ensure ongoing improvement.</p>



<p>All these factors come together in our project with Berlinovo Apartment GmbH, the latest recipient of the Sustainable City Award (2021). Within just one year, over one million kilograms of CO<sub>2</sub> were saved.</p>

<h2 id="h-the-starting-point">The starting point</h2>



<p>Berlinovo Apartment GmbH manages approximately 6 500 furnished apartments in 31 residential complexes in Berlin. With almost fifty years of experience, the company is the market leader in the temporary-living segment in Berlin. But they faced the challenge of connecting different types of systems and collecting missing data from their properties.</p>



<p>The properties are heated partly with gas and partly with district heating via one-pipe and two-pipe systems. Tenant complaints could not be verified before the project began, resulting in high administrative expenses due to on-site visits.</p>



<p>Therefore, the project's objective was not only to realize savings through the algorithm but also to establish an energy management system that could be handled by the management team.</p>



<h2 id="h-installing-edge">Installing Edge</h2>



<p>With these data and objectives, the necessary sensor equipment was decided.</p>



<p>In the case of Berlinovo, 685 room sensors were installed in 30 buildings to measure temperature and relative humidity. Because the room sensors are wireless and easily installed inside an apartment, the customer was able to install them themselves, with telephone support from Kiona. The sensors on the heating circuits and the outdoor temperature sensors/data gateways (Edge Hub)were installed by a local installer.</p>



<h2 id="h-energy-management-up-and-running-in-six-weeks">Energy management "up and running" in six weeks</h2>



<p>Within a short time, all buildings were online. The customer portal was set up with the data now available. Special attention was paid to the system's structure, and navigation setup according to the heating type. This makes it possible to quickly compare the consumption values within the respective group.</p>



<p>In addition to evaluating consumption and CO<sub>2</sub> emissions, an alarm was set up for room temperatures that dropped too low.</p>



<p>Berlinovo's energy management is supported by Kiona with annual energy analysis. Continuous savings potentials are generated by the algorithm. Thus, a large part of the portfolio can be left to self-learning optimization.</p>



<h2 id="h-results-and-outlook">Results and outlook</h2>



<p>Since the start of the project, the heating energy requirement has been reduced by an average of 19.8 kWh/m² across all properties compared with the reference year 2018. At the same time, over 1 million kg less CO<sub>2</sub> has been emitted to date. These figures are based on measured and weather-cleaned consumption values.</p>



<p>But the optimization path does not end here. Climate-neutral buildings involve a series of measures that must be planned and monitored. The Energy Target module is designed for this purpose: Based on the recorded consumption data, the path to climate neutrality is simulated via measures inside Edge. This way, it can be explicitly determined which action can be used to achieve the necessary CO<sub>2</sub> reduction.</p>

We were looking to add some form of smart energy management to our portfolio as an essential part of our strategy in the future. We also think it's very timely to have flexible and open systems that allow a service to be customized around the customer and with AI driving energy use. When Kiona presented such a solution, made possible through integration to Web Port and integrations to our other technical systems, which will also be both smart and cost-effective, we found it interesting to investigate. And then it happened quickly. From an initial meeting, reference visits, and technical discussions, already being up and running feels positive.

<h2 class="wp-block-heading" id="h-flexible-integrations-for-a-tailored-customer-experience">Flexible integrations for a tailored customer experience</h2>



<p><a href="https://www.rosengardfastigheter.se/" target="_blank" rel="noreferrer noopener">Rosengård Fastighets AB</a> is a private real estate company in Malmö. The company was founded in 2017 and owned in equal parts by the private actors Fastighets AB Balder, Heimstaden, Victoriahem and MKB Fastighets AB. All of whom have extensive experience and a solid commitment to sustainability and community development.</p>



<p>The cooperation aims to use the cloud service <a href="https://kiona.com/products/edge/">Edge (AI)</a> for sustainability optimization through reduced energy use and decreased CO2 emissions, perfectly in line with Malmö City's environmental program 2021-2030.</p>



<p>Kiona's AI service is directly implemented on the entire Rosengård property stock of approximately 140,000 m². This is made possible through software integrations with several partners, including Kiona's SCADA system <a href="https://kiona.com/products/web-port/">Web Port</a>, already installed in about 30 properties. The advanced, self-learning control algorithms are implemented entirely through the software and into existing equipment to optimize energy use. The integration is bi-directional, meaning that on the other side, existing 3rd party systems for indoor metering, energy statistics, and power control functions connect to the analytics platform Edge.</p>

In Norway, we throw away 385,000 tonnes of food a year. That food should first go to someone who needs it, but it has also cost the environment a lot to produce it in the first place. I had wanted digital monitoring of the temperature, so I don’t have to remember to write it down manually. It is much more comfortable, and besides, it is reassuring to know that I am notified if something goes wrong. There has been a strong spirit of hard work, and Kiona has been in good company. I am very grateful that people stand up for us.

We are concerned about food safety and always follow the Food Safety Authority's guidelines. This contribution from Kiona makes it even easier to take care of the food we store.

<p>Every single month, <a href="https://www.matsentralen.no/matsentralene/trondelag" target="_blank" rel="noreferrer noopener">Matsentralen</a> distributes 40,000 meals to non-profit organizations. The least we can do is give back some extra food security.</p>



<p>Matsentralen is a network of eight food centers that facilitate the redistribution of surplus food from the food industry to non-profit organizations that help the disadvantaged. The goal is to create a sustainable food system.</p>



<p>The food center opened in Trondheim in 2018. Together with its donors and recipients, it contributes to 7 of the UN's 17 sustainability goals – the world's joint work plan to eradicate poverty, fight inequality, and stop climate change by 2030. We at Kiona are proud to contribute in our way, with what we do best. That is why we support Matsentralen with a free IWMAC system.</p>



<p>Through their work, they help the food industry reduce food waste and enable non-profit organizations to help people in difficult life situations.</p>



<p>The collaboration with Kiona consists of the SCADA system IWMAC, which provides digital monitoring of the temperature in the cloud solution. This gives the food center a better overview of the food they take care of and prevent further loss of goods. The facility is monitored, and managers are notified if deviations occur. In this way, they have a complete overview of the refrigeration systems – and can override them from anywhere.</p>
