VINCI Facilities Solutions GmbH

Aiming to optimize energy consumption, enhance operational efficiency, and promote sustainable practices, VINCI Facilities Solutions GmbH, one of Europe's leading providers of facility management services, joined forces with us on a pilot project.

The project was implemented at Georg Klingenberg Schule in Brandenburg an der Havel, Germany, a school building with a total area of 3,878 square meters. The objective was to see how Edge, our self-learning AI, could be leveraged for their daily business and improve operational efficiency.

When overseeing large building portfolios, identifying areas of inefficiency can be a complex task. Real-time monitoring for proactive maintenance is crucial in staying ahead of the game. VINCI sought a solution that would address these challenges while minimizing disruptions to ongoing operations.

They specifically selected Edge for its cost-effectiveness and seamless integration with existing systems.

Rapid digitalization and rollout

The system's simple installation process and scalability allowed for seamless integration with the school's infrastructure without disrupting daily operations.

With the installation of "the Edge Hub", pipe packages, and room sensors, the existing wMbus energy meter and controllers were integrated into the system, providing a holistic view of energy consumption.

One of the key advantages of the solution is its ability to integrate various meters. By integrating a smart energy meter from the energy supplier, VINCI gained access to a comprehensive load profile of energy consumption. The transparency and real-time status updates provided allowed for ongoing monitoring and evaluation.

The fast and easy installation process contributed to the project's scalability, with the entire system up and running within a day.

Energy savings and reduced carbon footprint

  • Within six months, Edge's AI steering helped achieve energy savings of 12%. After a further control period, the savings increased to approximately 22%.
  • The project also contributed to a substantial reduction in CO₂ emissions. By preventing approximately 20 tons of carbon emissions per year, VINCI reduced their environmental impact and saved associated costs.
These energy reductions resulted in a fast project amortization time (which includes hardware, installation costs, and service fees). With an ROI of roughly one and a half years, the project is highly profitable.

Next steps

Looking ahead, the next step for this project is to realize the evaluated power load reduction. This is expected to result in additional cost reductions of approximately €3,000 per year, further enhancing the project's financial viability.

The successful outcome of this pilot aligns with VINCI's FM#ValueBoost, which aims to deliver German Sustainable Building Council (DGNB) certification standards.

It also reinforces the value of AI-powered solutions in the realm of facility management. Edge is proven by Carbon Trusts ITU-T L.1480 Net Zero methodology (measuring impact and indirect sustainability effect) to have a positive net second-order effect and continues to be a reliable tool for organizations striving to enhance sustainability.
